        There are many reasons to hire a property management company: For example an owner may have other responsibilities such as another business or career. A property owner is responsible for the daily ongoing maintenance of a income property inside and outside the property. That includes the termite repairs and keeping the property painted nicely. Also every time a tenant has a repair that needs to be done for example a clogged drain, leaking faucet or a broken door lock, ect, the tenant calls you the owner. Also upon a tenant vacating the premises the owner needs to do a walk through and have the unit prepped and then deduct the required amount from the tenants deposit for cleaning, paint and maintenance that it takes to get the unit back in the same condition that is was in before so it can be re-rented again. The owner of a income property is responsible for preparing the units to be re rented and ongoing maintenance. That means that when a tenant moves out then the vacant unit needs to be painted, cleaned and any required maintenance needs to be done. After the unit is prepped and ready it also needs to be rented out again. The income property owner is responsible to market the unit and find a qualified tenant to lease the unit. That means that the owner needs to advertise the unit and then collect all the applicants financial information including: a lease application filled out completely, two most recent pay stubs, last two year w-2's, a bank statement and a credit report with all 3 scores....Then the owner may also need to run the credit for the applicant. Then the owner needs to review all the applications and pick the best applicant and prepare the lease with all the required disclosures, he/she must get the signatures and collect the move in funds. Also a income property owner must collect the rents every month. This is a lot to do if you are busy or retired. A management company will do all these things this is what they every day. But when you shop for a management company you may want to compare prices and check on the quality of their work and timeliness. You don't want your units left vacant for very long when tenants decide to vacate....The less downtime the better...You also want to make sure that the management company is not wasteful and that they pick workers that do good work for a reasonable price.
