Probate is a legal process that the court oversees the estate of a deceased person to make sure the debts are paid the the estate is distributed to the heirs. Probate comes into play regardless if the deceased has a will, or doesn’t have a will.
This is the solicitation letter I drafted to solicit probate listings.
Dear <Attorney Name>,
I understand that you are representing <Personal Representative> in regards to his role as Personal Representative for the estate of <Decendant Name>. I would like to introduce myself. I a Realtor that specializes in marketing homes for sale. My husband Chris and I work as a team. You will find us useful in terms of determining market value, marketing homes for sale, and helping to ease the burden of handling the estate.
For the past several years, we have been working for banks, handling all aspects of foreclosure sales. This can include hiring professionals to clean up, fix up, and prepare a home for market. We can assist in helping to get top dollar by offering advice on what to repair or upgrade, or we can offer an “as is” value for a quick sale.
Another aspect of an estate can be particularly sensitive to families, and that is dealing with remaining personal property. Packing up personal belongings of a loved one is a sensitive endeavor. I can hire people to pack and store items, or coordinate donations to charitable organizations, or to find certain meaningful items to send to particular people. Personal Representatives may not have the time or the interest in dealing with items of little value.
Should the estate be at the point where the only remaining task is to sell the real estate associated with the estate, I can be of immediate assistance.
If there is no longer a need for these services for this estate, I would like to offer my services on any other comparable estate-related cases that you many have in house. You will find that I am a conscientious Realtor and that I strongly believe that the only deal worth pursuing is the deal where everyone wins.
